1. Property Management Department staffed by Property Management Specialists who strive to offer prompt professional service.

2. The office is staffed by rental staff 6 days per week. Our switchboard is manned from 8.30am to 6.00pm Monday to Friday and 9.00am to 5.00pm Saturday and Sunday. A Property Manager is in the office up until 5.30pm Monday to Friday if tenants have any emergencies when they arrive home from work or have locked themselves out. We strive to offer your tenants a comprehensive service and make them feel welcome when they come into our office.

3. Properties shown by staff, We have two fulltime letting Clerks employed simply to rent your property for the best price and in the shortest time.

4 Keys are NOT given out as with other Real Estate offices on $50.00 deposit to prospective tenants.

5. Business Manager who overseas the letting of all new properties to make sure the process is stress free.

6. Vacant properties advertised for rental by signs, photos in office window, plus local papers and on 3 internet sites – www.realestate.com.au www.domain.com.au www.starrpartnersmerrylands.com.au

7. All tenancy applicants are screened thoroughly by experienced staff, and Tenants screened with a qualifying interview before they even see your property.

8. Owners always contacted in relation to final approval of applicants.

9. Funds banked electronically into Landlord’s accounts either monthly or bi-monthly. Electronic funds transfer saves you time and money. Your rental money is available to you immediately it is deposited into your account. You do not have to wait days for cheque clearance.

10. The availability of the emailing of statements and invoices.

11. Periodic inspection one per year or more as agreed between the parties.

12. Rent control system from initial letter and phone calls to tenant about arrears to eviction in The Consumer Trader & Tenancy Tribunal.

13. Repairs and maintenance arranged after approval by the owner or as agreed.

14. All accounts for Council, water rates, insurances and strata levies paid at no additional charge.

15. We are willing to negotiate our services to your requirements. Please discuss your needs with any of our Property Managers or myself.
